Violations Committe Information
The Violations Committee is comprised of homeowners and board members
who are charged with applying and enforcing the provisions of the Covenants,
Conditions & Restrictions [C,C & R's.] Prior to the committee's
involvement, the homeowner has received two written warning letters
from Grandchester Meadows, Inc. with guidelines for remediation of violations. Should the homeowner
fail to come into compliance or remain in compliance with the C,C &
R's a third letter is sent setting the issue for hearing before the
Violations Committee.
The committee conducts a hearing at which the homeowner may elect to
present evidence as to why he or she is not in violation or to refute
the validity of the notification process. The committee then adjourns
to consider all of the evidence privately. Remedies are defined by the
C, C & R's and include monetary fines, revocation of community privileges
and other legal avenues as defined by North Carolina statutes and the
C, C & R's. The decision is then referred to the Board for consideration.
Subsequently, the homeowner is notified in writing of the decision.
